What Actually Qualifies as a Business Purpose Under the Augusta Rule?

Article

A meeting has a qualifying business purpose if it serves a real business need and includes substantive business activity. There should be a genuine reason for meeting, reflected in quality meeting notes afterward.

That’s a narrower question than “does this event qualify for the Augusta Rule” in general. A fully-qualifying event has several requirements, such as a researched rental valuation, in-person attendees, a contemporaneous rental agreement, and more. This article is about just one piece: the purpose for the meeting itself.

Here’s a test: would a stranger reading your agenda and notes understand what business happened at your meeting, and why?

Here’s what that looks like across six common event types.

Board Meeting Series

The business purpose is supported by the agenda and meeting minutes. What was on the table, what got discussed, what got decided. Quarterly board meetings tend to do this naturally, since agendas and minutes are already part of how a board operates.

Quarterly Business Reviews

The purpose is reviewing how the business is actually performing. Notes should reflect specifics, financial results, operational decisions, not a general summary that could apply to any quarter.

Annual Strategic Planning Retreat

Multi-day retreats are fine. The business purpose is proven by what the retreat produces: a documented plan, specific decisions, priorities set for the year ahead. Without that output, a retreat can’t easily be defended.

Client Appreciation Events

This category takes the most care. Personal engagement with clients has real relationship value, but hospitality by itself isn’t a defensible business purpose in the IRS’s eyes. The event should be structured around a substantive business objective, such as presenting a company update, gathering client feedback, reviewing results, or discussing future work. The notes should make that objective clear.

Team Building Workshops

A workshop built around real team issues, communication, alignment, or a specific skill, is a valid business purpose for renting your home. Keep these events away from entertainment, as the IRS normally views “fun” with suspicion.

Sales Team Training

One of the more straightforward categories. Document the curriculum, the skills covered, and what was actually taught. The business purpose is built into the format.

The Common Thread

Every category above follows the same basic pattern: a legitimate reason for meeting, an agenda prepared beforehand, substantive business activity during the meeting, and detailed notes recording what took place.
